Condominium Inspections in Vancouver & Area

Condo inspections provide a professional opinion on the condition of the suite and building, along with expert technical advice, so you can proceed with confidence and avoid potentially costly mistakes.
We have performed thousands of condo inspections in Vancouver and throughout the Greater Vancouver area since 1995. As a recognized industry leader, we have inspected and are familiar with the many types of condos in this region.
We inspect condos for many different purposes:
- For pre-purchase due diligence
- After-purchase for maintenance and renovation planning
- Before listing a condo for sale
- When investigating a specific problem condition
- To identify new construction deficiencies
- For maintenance and repair planning
There are two options for a condo inspection:
1. Full Inspection
The full service option includes a detailed inspection of the suite in accordance with the HIABC Scope of Inspection 2016, and an opinion on the condition of the accessible* common areas.
The common areas in condominium complexes are potentially the most problematic and expensive to maintain. These include the exterior walls, roof, parking, and mechanical systems. The building’s age, design, construction quality, and maintenance history all affect its overall condition.
NOTE: Buildings constructed in the 1980s and 90s are at particular risk of building envelope failure (see Moisture Problems in Building Envelopes). Look for buildings that have been rain screened, or were built prior to 1980 or after 2000 when the building code requirements changed in response to the leaky condo epidemic.
*Please arrange for access to the common areas to coincide with the inspection.
2. Suite-Only Inspection
If you are already aware of the condition of the common areas, you may require only an inspection of the suite. This service option includes a detailed inspection of the suite in accordance with the HIABC Scope of Inspection, but does not include a document review, nor any comment on the condition of the rest of the building. Since the problems that can arise in the common areas are usually significantly more expensive to address, we do not advise this option purely as a cost-saving measure.
A review of available documents is an important aspect of our FULL INSPECTION. Please read the Strata Minutes prior to the inspection and note areas of concern. Ask for other available documents, such as Engineer’s reports, Building Envelope assessments, and Depreciation reports and email them to us for review before the inspection. If further investigation is required, other sources may be recommended.
CONDO INSPECTION REPORT AND CONSULTATION
The inspector completes his digital report at the end of the inspection and will discuss his findings with you at this time. If you can’t meet us at the site, we’ll email you the report and schedule a later time to discuss the findings over the phone. However the process works best if you can be there to meet face-to-face with the inspector.
